For years, buyers across Castle Rock and the Denver metro area watched home prices climb while competition made it difficult to negotiate. Today, the conversation is changing—and buyers have reasons to pay attention.
September’s housing report showed the Greater Denver metro area’s median home price dropped approximately 3% in one month. That doesn’t mean every home lost 3% of its value, some lost more and some lost less, but it does reflect a significant shift in the market. Buyers are gaining choices, negotiating room, and opportunities that have been hard to find in recent years.
After more than 22 years in real estate, including building my career through the challenging 2006–2011 market, I know opportunities often appear when other people hesitate. The key is knowing where to look and how to structure the deal.
Why I’m Paying Close Attention to Move-In-Ready New Homes
Some of the most compelling opportunities I’m finding are with new construction—particularly completed spec homes. These are homes builders have already built and want to sell.
Depending on the home, builder, and financing qualifications, incentives may include:
- Reduced purchase prices.
- Builder-funded permanent interest rate buydowns.
- Temporary 2-1 buydowns.
- Contributions toward closing costs.
- Down payment assistance programs for eligible buyers.
These incentives can make a meaningful difference in both the cash needed to close and the monthly payment.
Builders can sometimes fund financing packages that would be extremely expensive to recreate on a resale home. That’s why comparing purchase prices alone can cause buyers to overlook a better overall opportunity.
What Does a 2-1 Buydown Actually Do?
A 2-1 buydown temporarily lowers the buyer’s interest portion of the payment during the first two years.
For example, with a fixed note rate of 5.25%, the payment would generally be calculated using:
- Year one: 3.25%.
- Year two: 4.25%.
- Years three through thirty: The full 5.25% note rate.
The lower initial payments are funded upfront through the buydown arrangement. Buyers generally must qualify at the full note rate, and taxes, insurance, mortgage insurance, and HOA dues still need to be considered.
A temporary buydown can provide breathing room during the move, but I want my buyers comfortable with the full payment from the beginning. A future refinance should be a possibility—not something the purchase depends on.
A Real Example of What Negotiation Can Accomplish
On a recent $615,000 new-build purchase in Elizabeth, I helped my buyers secure a package that included a fixed 5.25% interest rate, a 2-1 buydown, closing cost assistance, and a discount on the home’s price.
The builder contributed substantial funds to make that package possible.
That specific offer won’t be available on every property. But it demonstrates why having someone who knows how to find and negotiate these opportunities matters.
Move-Up Buyers May Have an Opportunity, Too
If you have a home to sell, a softer market can feel discouraging. But consider both sides of the move.
You may receive less for your current home than you hoped, while negotiating a larger dollar reduction on the more expensive home you want to buy. Financing incentives may improve the equation further.
The right comparison is the total cost of the move: your sale proceeds, purchase price, financing, closing costs, and ongoing payment.
Preparation Still Matters
More negotiating power doesn’t make every listing a bargain. Location, condition, builder quality, taxes, HOA dues, and future resale appeal all matter.
Before signing a builder’s contract or agreeing to a financing incentive, let’s compare the full package. A low advertised rate deserves a close look at its terms, costs, and qualification requirements.
Let’s Find the Opportunity That Fits You
I haven’t seen this combination of pricing pressure and aggressive builder incentives in many years. For qualified buyers who are financially ready, this market deserves a serious look.
My job is to find the opportunities, negotiate the details, and help you make a decision that supports your goals.
